Tuning

Generally takes about 1 to 1.5 hours. The tuning is set around A440, or international pitch. This means when another instrument plays alongside a piano, the two will sound in tune with each other.
If your piano has not been tuned in years, no problem. This most likely means the piano could require more work to get the piano back to pitch.
WHAT'S A CLIMATE CONTROL SYSTEM?
DOUBLE THE LIFE OF YOUR PIANO!
INSTALL A CLIMATE CONTROL SYSTEM.
These install easily right into your piano. They help keep humidity at 42% annually. Many homeowners, schools, concert halls, and churches use these to keep the pitch more stable and help preserve the wood.
It is the expansion and contraction of the soundboard from humidity which throws a piano out of tune. If you keep the humidity more stable, tuning pins stay tight, the soundboard moves less, and the piano stays in tune longer.

Regulation
Not getting the response out of the piano you're looking for? Are keys sticking and sluggish? Do some keys seem to play repeatedly or sustain their sound after the key has been let go?
If your piano answers yes to any of the questions, it means your piano needs regulation. Simply put, regulation is the act of making action adjustments and refinements.
Piano actions and their aligments tend to change dimensions over time through normal usage as well as humidity changes. It is common to perform a full regulation on the action at least once every 10 years, whereas concert pianos receive more frequent adjustments.
